Permits

Once you have submitted the application, you may be able to obtain your permit over the counter. However, some applications must undergo staff review. The turnaround time depends on the nature and scope of your project. If you cannot obtain an over-the-counter permit, you will receive a postcard by mail notifying you when your permit is ready to be picked up. Generally, you must begin work within 90 days of issuance.

Filing for permits entails time, payment of fees and a likely increase in property taxes because the upgrade may add value to your home. Be aware that failure to obtain required permits could result in an even bigger headache and expense if the City discovers at a later date that you have done the work illegally –– without permits. Then, you may be forced to obtain a permit retroactively and have to rip out flooring or walls to prove to an inspector that your alterations were completed according to code. Also, when the time comes to sell your home, you are legally obligated to disclose all work that was done without a permit. The result could be a lower sale price or expensive last-minute work.
