Assessment Appeals Board, San Francisco

If you feel that your property tax assessment is unfair or inaccurate, you can consult the San Francisco Assessment Appeals Board. This Board operates independently from the Office of the Assessor-Recorder and was created to settle disputes between the Assessor-Recorder and property owners like you.

However, before formally contesting your assessment, it's advisable to call the Valuation Division of the Assessor's Office at (415) 554-5596 for a complete explanation of your property's determined value. If you still feel that there is an error or you are not satisfied with the explanation you were provided, your next step is the Assessment Appeals Board.

There, you may submit an "Application for Changed Assessment" during the open filing period of July 2 through November 30 of each calendar year. Visit the Assessment Appeals Board online for exact dates and deadlines. Keep in mind that if you are appealing a supplemental assessment — such as additional fees because of recent home improvements — you must file your claim within 60 days of the date of the assessor's notice.

You'll find forms and instructions online, as well as information on fees. The Assessment Appeals Board is open Monday through Friday, 8:00 AM - 5:00 PM (except legal holidays). You can reach them via email at AAB@sfgov.org or by calling (415) 554-6778.
